Rental Payments & Cancellation Policies  

The reservation has to be canceled in writing prior to 60 days before arrival date, 5 Star Beach Rentals will retain $500.00 plus 11% taxes for a service fee.  

Cancellation needs to be 60 days prior to arrival in writing to qualify for a refund, after 60 days there is no refund unless the unit is rented for the same dates and rate for the same time you reserved. We suggest you purchase trip assurance.  www.csa.com . No subletting allowed reservation is non-transferable.

50 % of entire booking is due for deposit and confirmation of booking along with all paperwork. 

90 days prior to arrival full and final payment should be received in our office.  

If paying by PayPal, credit or debit card a 3.5% processing fee for credit card amount will be taken from your refundable damage deposit. We return the refundable damage deposit by check 30 business days after checking out.

We accept payment by check made payable to:

5 Star Beach Rentals but it must be sent by overnight or 2-day delivery.

You may pay by domestic or international wire transfer at your expense.

If final payment has not been made 90 days prior to arrival, 5 Star Beach Rentals will CANCEL reservation and NO REFUNDS of any amount will be given, and all monies paid prior to that time will be forfeited.

 Check In/Out Policy 


 CHECK-IN: 4:00 PM 

If your arrival is by airplane, please text us when you arrive at airport. Please text your last name and home name you are checking into. If the home is ready prior to 4:00 pm we will text you for early check in. If not go directly to the home any time after 4:00 pm and call our cell for check in instructions as we are key less entry and will give you a 4-number access code. If driving please text us when you are 1 hour away. Same instructions as above pertain to driving guests. If you are checking in after 7 pm please tell us in advance via email or text.

 

CHECK-OUT 10:00 A.M.  

If you are checking out earlier than 10:00 am please let us know so we can schedule cleaning crew to start earlier to help next check in to get in earlier. Please call or text the day prior to departing the residence to set up check out time.  Other guests are anxious to check into the residence that you are leaving. If you are late checking out of your unit, a late fee of as much as one day’s rent may be charged to your security deposit.

Pet Policy 


No pets allowed.

Should we discover any pets has been in the home without prior approval, you will lose your entire security deposit.

 Damage Security Deposit:  

    You are responsible for any damages caused to the home or its furnishing from your rental guests. Please contact Melanie immediately if any damages occur during your stay or if there are any maintenance issues that need to be addressed. Please don’t wait to tell us after checking out if something is not working or broken as it is much harder to do repairs over the weekend.  No food or drinks are allowed in bedrooms or living room areas. Do not move furniture in your rental residence. You may incur an additional charge for housekeeping to reposition furnishings and décor. Guest acknowledges and authorizes 5 Star Beach Rentals to minus from guest’s security deposit for all damaged and/or missing items to the premises while occupied by the guest.  If cost of extra cleaning, replacement or repairs exceeds the guest’s security deposit, guest agrees to pay the difference to 5 Star Beach Rentals.  You will not have access to the garage of the home. Some closets will be locked with owner’s personal items. The owner has the right to enter the garage at any time during your stay if he needs items. It has an outside entrance and he will not bother you while you are renting the home.

Cleaning Policies  

Beds are ready and made for your arrival except the following: trundles, futons, sofa sleepers. 

Please leave the home in the same general condition as it was when you arrived.  Our cleaning staff will arrive after your departure to thoroughly clean and inspect the home.  

Please strip beds of their sheets & pillow cases only and leave in front of the washer /dryer area. 

Please start a load of towels before you leave so they are ready for the cleaning staff to place in dryer.  (Towels take the longest to dry and helps time with next check in) We do not furnish laundry soap. The floors should be broom clean.   Additional housekeeping charges may also be applied in the occurrence of exceeding the maximum occupancy of the home or excessive cleaning is due.

  Smoking Policy  

ABSOLUTELY NO SMOKING IS ALLOWED IN ANY OF OUR HOMES 

You will lose your entire security deposit in the event of a violation of our "no smoking" policy. 

If you or your guests smoke, please do not smoke on any screened lanai areas. Smoking is only allowed outside the home and not near homes windows or doors.  Please pick up and cigarette or cigar debris. 

Violations may also result in immediate eviction and forfeiture of rent.

Quiet Hours  

    10:00 PM 8:00 AM - Monitored and Enforced.  Bonita Beach is a special neighborhood with a family environment. Please keep noise to a minimum between the hours 10:00 pm and 8:00 am.  Please respect the desire of our full time residents and other rental home guests in honoring quiet time.

Occupancy & Maximum Guests

The home owner only rents to the people that are submitted on your overnight guest list with your rental agreement. You must follow the rules of the maximum occupancy of each home. You are only allowed 4 visitors per day and they must be preregistered the day before arrival. We will need their names and car color & make text to us. Guests who break the home owner’s rules and rental contract are subject to immediate eviction and forfeiture of all rental payments and security damage deposit.   No RVs, Boats, Trailers or campers are allowed. 

Cars must be listed on contract, make, color, and model.  If you are renting a vehicle, please text or call with the information once you have your vehicle from airport.

Beach Etiquette-Beach Towels 

Please make every effort to keep our beaches beautiful. Remove all tents, chairs, and toys from the beach each day. .Our beach towels are inventoried so please make sure the same amount of towels are left when you check out. Please do not swap our beach towels for yours. We will charge you if any of the beach towels are missing or swapped. Please rinse your feet in the foot baths at the entrance of your home. No shells or sand is allowed in the home. Please don’t take any living starfish, sand dollars or conch shells from the beach there is a 10,000 fine if you’re caught doing this.

Garbage Policy:  

  We recycle in Bonita Beach. Please make sure you garbage is placed sealed in the garbage cans furnished and the lids are left on tight. Please take your garbage and recyclables to the edge of street near mailbox on the following days: Recyclables Blue Can Tuesday night for Wednesday early am pick up

Garbage Wednesday night for Thursday AM pick up.

If excessive trash is left at departure time, guest will incur an additional charge of $50 to $250 for residence trash removal. Your trash pick-up days may be found in your check-in package, if applicable. Please place the trash cans on the curb and return them to their designated areas after pick-up.

Amenities List 

The following items are included in each vacation rental:  

WIFI, Color TV, Washer/Dryer, Silverware, Dishes/Cookware, Toaster/Microwave, Coffee Maker, Kitchen Utensils, Blow Dryer, Bath Towels, Bed Linens, Blankets, and Pillows,

Iron and Board. Beach Towels.

You'll want to bring the following items for your stay:  

Food & Condiments, trash bags, laundry detergent, and dishwasher detergent.   

Baby equipment (you may rent locally), Personal Toiletries, beach umbrellas or toys. 

Equipment and Specialty Cooking Items. We offer gas grill but if you run out of propane it is up to you to fill it. You cannot hold 5 Star Beach Rentals or the owner responsible if you or your guests have any accidents with the gas grill. For any item you do not see listed or are not sure about, please email or call us and ask. If you are arriving after dark, we suggest you bring a flashlight.

  Weather 

We do not offer any refunds, in whole or in part, due to inclement weather. Travel Insurance is available through CSA for purchase. www.csa.com We recommend that you purchase a policy to cover your vacation cost in case of illness, inclement weather or other unforeseen events. In an event of a hurricane and if the property has been put under a mandatory evacuation we will refund the days of the mandatory evacuation.

Rental Agent  

5 Star Beach Rentals serves as the rental agent for the owner. We have made every effort to ensure all information printed is accurate, but cannot be held responsible for changes made by owners in furnishings, décor, and appliances. Rates and taxes are subject to change and holiday/peak season rates and restrictions may differ. Should you need to contact 5 Star Beach Rentals during your stay our phone will be answered 24/7.

Security Personal Property 

5 Star Beach Rentals is not responsible for any acts of theft or vandalism, or other damages to any personal property or for personal items left by guest at departure, in the residence or on the owner’s property.

 Age Requirements 

All our vacation residences are family rentals. Our units will not be rented to vacationing students or young adults (under 28) unless they are accompanied by a responsible parent or guardian. A parent or guardian must be staying in the unit always. Parents or Guardians that violate this policy are subject to immediate eviction and forfeiture of all rental payments.

  General Policies 

Indemnification of Agent by Guest 

5 Star Beach Rentals shall not be liable to guest or to any other party for damages to property or for the injury to persons upon the premises from any cause whatsoever including defects in the premises or otherwise. Guest shall indemnify and hold harmless 5 Star Beach Rentals from and against all liabilities, claims, expenses, fees, loss of use and actions of any kind arising out of guest’s use and occupancy of the premises. 5 Star Beach Rentals is not responsible for any loss of valuables. The renter acknowledges that management, property owners, and employees cannot be held responsible regardless of fault, for any accident, loss, damage or injury suffered by the renter, members of their party or any other guests which the renter or their party have allowed access to the property, regardless if loss is a result directly or indirectly from acts of God, dangers incident to the sea, any body of water, fire, breakdown of machinery, equipment, acts of government or other authorities, delays or cancellations of or changes in itineraries or schedule or from acts of omission. Furthermore, the renter will release and hold harmless any and all parties involved with the rental, management, and reservations of the property and to release and hold harmless it's owners or representatives for any loss or damage to personal property or for any injury and/or death.  Primary registered guest is responsible for any expenses incurred during the visit, including but not limited to loss and damages, accident or injury to person, or loss sustained while visiting the home.  No weddings or parties can be planned without the authorization from the home owner and the City of Bonita Springs. Catered food, rented tables or amplified music needs to be approved and arranged with Five Star Beach Rentals prior to visit.  Occupancy for each home is strictly enforced and fines will be assessed for exceeding the number of allowed guests. Parking is limited to a set number per home with a maximum of three cars for most homes.  Some homes are restricted to two parking spaces.  Any vehicles parking in or blocking a fire lane will be towed.  In accordance with Florida State Statute 509.41, reservations made under false pretense are null and void and check-in will not be allowed, or guests will be asked to vacate the residence. This policy includes reservations made by parents or guardians who do not check in, and/or who leave overnight during the length of the stay. 5 Star Beach Rentals reserves the right to enter the premises, if need arises, without guest permission.  5 Star Beach Rentals will make every effort to contact the guest as to the purpose and duration we are to be in the home. 5 Star Beach Rentals and homeowners disclaim all liability for injury, loss, or damage. 5 Star Beach Rentals will be held harmless from claims arising out of use of home5 Star Beach Rentals is a rental agent for the owner, not an owner nor a tenant. Each home is privately owned, including furnishings. Rules and regulations are on record with the owner. Please adhere to them always. 5 Star Beach Rentals homes are part of a residential neighborhood. They require complete sensitivity to full-time neighbors and residents.  Each home belongs to a loving family and they ask for your care and kindness
